The problem
A useful agent site has to help before it asks for contact details.
The platform needed live coastal property search and specific local guidance while remaining a static deployment with no first-party personal-information database.
It also had to answer the mismatch buyers feel between list price and actual beach-home ownership: financing, rental potential, HOA cost, parking, flood exposure, seasonality, and town character.
Write the tradeoffs, not a tourism brochure
Five area models cover Rehoboth, Dewey, Lewes, Milton, and Bethany with audience fit, market context, practical cautions, seasonal notes, FAQs, search presets, local favorites, and photography.
The nine-question matcher scores those towns against budget, property use, walkability, parking, crowds, rental priorities, beach distance, community character, and buying timeline—then explains the strongest and secondary match.
Search and self-qualification share the same journey
Visitors can switch between map and list, filter live inventory, use monthly-payment context, save homes and searches, compare three properties, inspect listing fit, and open a direct showing request.
Ten curated search presets, true-cost tools, area pages, and the weighted quiz offer useful starting points for buyers who are not ready to name a specific property yet.

Static pages with structured local records
Shared helpers emit canonical, Open Graph, Twitter, RealEstateAgent, FAQPage, VideoObject, and LocalBusiness records. Sitemap entries cover static and generated area routes while the public copy keeps each town’s practical guidance crawlable.
Static delivery, live listing data
Next.js exports the site to Cloudflare Pages. A Cloudflare worker client supplies Jack Lingo and Bright MLS markers and listing cards; Leaflet and marker clustering render the map; local browser state handles favorites, saved searches, and comparisons.
Web3Forms delivers contact and showing requests by email, so the site stores no visitor profiles or inquiry database. Framer Motion adds interaction while reduced-motion paths remain available.
